The builders of the premium 700 West 8th development were challenged with maximizing building space in a tight location without compromising quality. From the start, waterproofing was recognized as critical because of the site’s location in the path of continuous run-off at the base of a long steep slope starting some thirty blocks to the south and ending in the Burrard Inlet. Another significant challenge to effective waterproofing was the tight location of the site, which would make waterproofing using surface-applied methods difficult. Shotcrete was the chosen methodology and an integrated system to
provide waterproofing from one source was required.
The parking facilities features two stories, and Kryton’s Krystol Waterproofing Systems were used to tank the below grade concrete that was placed with the shotcrete methodology. Noting that traditional membranes can be a challenge because the high speed in which the concrete is forced out of the nozzle can displace or tear conventional surface-applied systems, the team opted for Kryton’s Krystol Internal Membrane (KIM) to ensure a leak-proof, high quality, waterproofing solution.
KIM was used to tank over 700 cubic meters of concrete perimeter walls. In addition, Kryton’s Krystol Waterstop System was used on the vertical and horizontal construction joints to keep them as water tight as the shotcrete itself.
For complete peace of mind, ICON Pacific and Westbank chose to use Kryton’s Krystol Assurance Program (KAP) a performance-based guarantee with a robust, all-inclusive material and labor warranty combined with a premium quality control service.
“Using Kryton’s KIM in the shotcrete as the concrete waterproofer helped us complete the project on time with a fast paced schedule. Due to our success on 700 West 8th, we have been using Kryton’s Krystol Waterproofing System on a variety of other projects in different parts of the lower mainland of BC” notes Bryan Tucker, VP of Construction for ICON Pacific. ICON has since used the same shotcrete and waterproofing system for 60 West Cordova, 6th and Fir, and the Avra in White Rock, with more projects to come in the future.
Krystol Internal Membrane (KIM) is a hydrophilic crystalline admixture used to create permanently waterproof concrete.
Krystol Waterstop Grout is a crystalline grout used to create an internal or external waterstop at construction joints, pipe penetrations, tie-holes and control joints.
Krystol Waterstop Treatment is a cementitious crystalline slurry that is applied to horizontal and vertical construction joints to provide additional waterproofing protection, and protect rebar from corrosion.
Krytonite Swelling Waterstop is a synthetic rubber waterstop that uses swelling pressure to seal concrete construction joints and stop water.
Kryton’s Crack Inducing Waterstop is specially engineered to produce a waterproof crack control joint.
The Krystol Waterstop System is used to permanently waterproof concrete construction joints, pipe penetrations, tie holes and control joints. The Krystol Waterstop System works where other waterstops routinely fail. Kryton is the only integral waterproofing company that offers fully integrated concrete waterproofing solutions.
