Background

199 Watling Street is a contemporary development. It features 15 luxury apartments and two commercial units in the village of Radlett, which is one of the most sought-after locations in Hertfordshire just outside of London, England.

During its development, the below grade portion was designed to be a car park that would use a lift system to lower cars down to the basement level. As the project would involve going underground and was built on a sloping site, the structure was at risk for water infiltration. To ensure the vehicles down below and the surrounding structure’s integrity remained protected, a trusted and proven waterproofing system was required.

Solution

Kryton’s Smart Concrete® solutions had a good enough reputation in the United Kingdom that the contractor for 199 Watling Street was willing to change their initial system and go with Kryton’s. As a result, they added Kryton’s waterproofing admixture, KIM, to the concrete for the basement slab, sump pits, and retaining walls. With KIM, those areas turned into a thorough waterproof barrier capable of self-sealing for the life of the concrete, keeping the structure protected for its entire life span.

To provide protection for the construction joints and details of the structure as well, the contractor went with Kryton’s Krytonite Swelling Waterstop and Krystol Waterstop Treatment. One of the reasons the two products were chosen was that both Krystol Waterstop Treatment and Krytonite Swelling Waterstop are fully reliable.

In particular, Krytonite Swelling Waterstop is by far the most dependable waterstop on the market, with a greater ability to swell than other products. That allows it to fill more voids in the concrete and develop a better sealing pressure to create a more reliable waterproofing performance. Of course, it does not swell immediately upon contact with water. Its swelling is sufficiently delayed and then proceeds to swell at a steady rate, allowing the concrete to harden and gain enough strength to withstand the sealing pressure. All of which protects the structure from the ingress of water while also allowing it to form to full strength. As a result, 199 Watling Street remains watertight with the Kryton Smart Concrete solutions working as specified.
